Sources: Google leases 80,000 square feet in Bellevue office complex and plans to take more

Google has leased 80,000 square feet in the One Twelfth @ Twelfth office campus near the edge of downtown Bellevue and plans to lease 30,000 more, according to commercial real estate industry sources.

The campus has three, six-story buildings totaling 480,267 square feet. Rents are listed between $28 and $31 per square foot.

Google is taking at least four floors in the campus with a mix of direct leases and subleases, according to the sources, who asked not to be named to protect business relationships.

Google has yet to respond to a request for more information. The Broderick Group, which is the listing broker, declined to comment.

Santa Fe, New Mexico-based Gemini Rosemont bought One Twelfth @ Twelfth for $202.7 million in 2016.

Meanwhile, Google is eyeing space in the new Kirkland Urban mixed-use development.

The Kirkland Urban campus will have 417,750 square feet available in three buildings by 2021, although it’s unclear how much space Google plans to take. Office brokers told the Business Journal they were told to stop taking clients on tours because Google is taking the space.

Google has yet to respond to inquiries about Kirkland Urban, while developer Talon Private Capital declined to comment.

Google is planning a new campus in Seattle’s South Lake Union neighborhood, where developer Vulcan announced plans to add a fifth building to the campus earlier this month.

The company already has a 375,000-square-foot campus in Kirkland. Google has at least 200 open jobs in the Seattle area.

Google was rumored to be leasing as many as two floors in a new WeWork planned for Bellevue’s Summit II tower, but Google spokeswoman Kayla Conti said the company has no plans to take the WeWork space or any space in the tower.
